Unfurnished
- Deposit: 1 month's rent

Furnished

After signing, utilities (gas, electricity, water) are transferred to your name — a cost of 1,000–1,500 TL. This protects you from the previous tenant's unpaid bills, and the fee is recoverable from the utility offices when your lease ends.

- 1Video the entire unit — walls, furniture, appliances — with the landlord present before moving in. This protects your deposit at checkout.
- 2Avoid furnished units if you're staying long-term. The premium you pay over time adds up to more than buying your own furniture.
- 3Ask about heating type and monthly aidat (building maintenance). Some buildings have central heating that costs significantly more.
- 4Check public transit access and neighborhood location carefully. A cheaper rent far from transit costs more in time and daily transport.
- 5Confirm the unit is classified as residential (konut). The immigration office will not grant residence permits for non-residential units.

Can I get a residence permit by renting?
Yes — renting a residential property in Turkey qualifies you for a 1-year tourist residence permit. However, under current regulations, this type of residence cannot be renewed through a rental contract. If you need longer-term residence, consider purchasing property or exploring other pathways.

How much money do I need upfront to rent?
For an unfurnished unit: deposit (1 month) + commission (1 month) + first month's rent = 3 months' rent in total. For furnished, the deposit is 2 months instead of 1, so 4 months' rent in total. The deposit is returned when you vacate.
When is rent due each month?
At the beginning of the month, not the end. This differs from some countries — plan accordingly.
Do I need to transfer utilities to my name?
Yes — gas, electricity, and water are transferred to the tenant's name by agreement. This costs 1,000–1,500 TL and protects you from the previous tenant's unpaid bills. The fee is recoverable when your lease ends.
Can I get a residence permit through renting?
Yes, but only a 1-year tourist residence — and it cannot be renewed through a rental contract. For renewable or long-term residence, property ownership or other pathways are needed.
