Why Turkey

Why buy property in Turkey?

Affordable vs Iran

Buy property in Turkey for what a Tehran apartment costs — and live in a modern, connected country.

Property = residence

Owning any residential property qualifies you for a Turkish residence permit.

Fast title transfer

Choose a property and have the title deed (TAPU) in your name within a week.

Low cost of living

Daily expenses in Turkey are significantly lower than in European cities.

Close to Iran

Direct flights, no visa needed — stay connected to family with ease.

Investment hub

Turkey is a global investment center — foreign investors are choosing it for major projects.

Year-round climate

Mild, healthy weather in every season — from Mediterranean coasts to the Anatolian plateau.

Path to citizenship

Properties above $400,000 qualify for Turkish citizenship — passport included.

Safe currency investment

Convert your assets into foreign-held real estate — tangible, appreciating, sanctions-free.

The process

How buying works, step by step

We've guided hundreds of families through this. Here's exactly what happens, from the first call to keys in hand.

1

Free consultation

Tell us your budget, preferred city, and what you're looking for. We'll shortlist properties that match — no fees, no obligation.

No fees
2

Property viewings

We arrange viewings of shortlisted properties. If you're abroad, we provide video tours and detailed reports so you can decide remotely.

3

Legal verification

Our Turkish lawyers verify the property: title deed status, outstanding debts, military zone clearance, ministry approval, and completion certificate. Nothing is signed until everything is clean.

4

Valuation & documents

We obtain the mandatory property assessment report, prepare your passport translation, tax code, and biometric photos. Everything is ready before you sit at the table.

5

Title deed transfer

At the Land Registry (Tapu), ownership transfers to your name — typically completed in under a day. We handle the commission, transfer tax, and utility registration.

Before you buy

Legal rules

  • Cannot buy more than 10% of properties in any one area
  • Cannot own property near military bases
  • Cannot buy more than 30 hectares of Turkish land
  • Must obtain a property valuation certificate
  • Must verify: no debt, valid completion certificate, seller is legal owner

Non-compliance with these rules can void your contract. That's why we verify everything before you sign.

What shapes the price — and your quality of life

Every property decision involves trade-offs. Here's what we walk through with every client before a single viewing is scheduled.

  • Which city? Istanbul is pricier than Ankara
  • Neighborhood: proximity to transit, malls, hospitals
  • Property type: apartment, villa, office, commercial
  • Complex type: modern tower vs simple residential
  • Amenities: school, gym, pool, sauna nearby?
  • Growth area? Developing neighborhoods appreciate faster
  • Floor, orientation, and natural light affect price significantly

Questions

Frequently asked

Can I get a Turkish passport by buying property?

Yes — properties worth $400,000 or more qualify you for citizenship. Your spouse and children under 18 are included.

Is there a minimum property value for residence?

No minimum amount. Any residential property with a title deed in your name qualifies you for a residence permit.

Can I get residence by renting instead of buying?

Yes — a rental contract qualifies you for a 1-year tourist residence permit, but it's not renewable.

How long does the buying process take?

From choosing a property to receiving the title deed, the process typically takes 1–2 weeks. The title transfer itself is completed in under a day.

Do I need to be in Turkey to buy?

Not necessarily. You can grant power of attorney to our lawyers to complete the purchase on your behalf. We also provide video tours for remote viewing.
