October 2026 rent renewals: what does 31.49% mean?
TÜİK’s September bulletin, published on 5 October, reports a 31.49% change in the twelve-month-average CPI. It matters for ordinary renewal ceilings under the applicable rules; it is not a compulsory increase for every lease.
What changed
The twelve-month-average figure is 31.49%. Annual inflation of 29.73% and the monthly change of 1.84% are different measures.
Article 344 governs renewal rules. Residential/roofed-workplace scope, judicial rent determination after five years and foreign-currency leases require separate consideration.
Who is affected
Tenants and landlords renewing in October 2026, subject to the lease type and applicable rules.
Why it matters
A legal ceiling is not the agreed increase. A valid lower contractual or agreed rate should not automatically become 31.49%.
What to do next
Check the renewal month, increase clause and contract history. Review five-year judicial, foreign-currency and statutory-scope cases individually.
